While Kristin Devlin markets herself as an honest person – in this article, you’re going to see the evidence that like many shady realtorshonestis the last thing Kristin Devlin is.

On July 24, 2024 – a few years after convincing her client that her terrible realty advice was accidental – he realized she was lying and called her out for being a scamming him after telling him to never sell a dilapidated place she advised him to buy and never told him the tax implications of selling – at which point she blocked him.

Kristin Devlin has a knack for “developing relationships” with her clients ostensibly in good nature but in reality – she hopes to be there to get them to sell their place in the future – whether it is in their best interest or not

And our prime example of this is her representation of a vulnerable client she had that was alone and did not have family or friends to support him and who had had a difficult life.

And in this situation – Kristin Devlin saw an opportunity she could not resist.

She began referring to her client as “like her son” and developed a relationship with her client in which once he took the bait and fell for the act, she had his trust.

 The unscrupulous realtor that Kristin is – she knew she had him hooked on her advice and could manipulate him at her will.

And that brings us to April of 2016, where she violated her duty as a realtor when showing a dilapidated property and instead of looking for her client’s best interest – she used her slimy sales techniques on him to get him to buy the place.

Upon going to the property – it was clear the property was in serious disrepair and her client was not impressed.  

However – not Kristin.

In fact – below is a picture of the roof of this property from the inspection report showing it in complete disrepair – yet Kristin Devlin advised her client to buy the property telling him he would become a millionaire if he did so:House in Disrepair

That’s because Kristin Devlin is the type of salesperson that would sell you a piece of fecal matter if she could.

When others would see a piece of dookie on the ground – Kristin Devlin would see something more – and shamelessly try to sell it to you.

Kristen would be like, “Hey look at that piece of dookie on the ground!  It’s got corn in it!  That’s something!  You should purchase that piece of dookie!  If you don’t I will!”

Having said that, while her client was unimpressed with the condition of the property as it was clear the roof needed to be redone as well as the electrical.

However – Kristin put on an act and a show – mesmerized by the sight of the dilapidated property.

In real estateif the property cannot sell itselfthat’s where a shady smarmy realtor comes in and hypes up everything about it to make the sale – at the buyers expense.

Enter Kristin Devlin.

While a realtor should be looking to protect their client’s interest and money when purchasing a property – in this article you are going to read about how in 2016 – Kristin Devlin took advantage of a vulnerable client of hers just to make a quick sale of a dilapidated property to her vulnerable client who was:

  • Alone
  • Had money because she convinced him to sell his property the year before in South Orange County – which was already all paid off for.
  • Was suffering from Complex Post Traumatic Stress Disorder

And she did this by telling her client that:

Even worse – Kristin Devlin used “her inspector” from South Orange County to inspect the place instead of a person more familiar with the area in Torrance.  

And though the inspection report was all red – the inspector – who was a friend of Kristin Devlintold the buyer that it’s a great property all because the structure was made of redwood!

What’s worse was that Kristin Devlin knew that this person was vulnerable because he was estranged from his family and because of his mental state which he disclosed to her – that he suffers from Complex Post Traumatic Stress Disorder because of the terrible things that have happened to him.

Incidentally – one of the symptoms of CPTSD is that those affected with the ailment are open to suggestion – especially from people they trust.

This left Kristin’s client vulnerable to manipulation – which Kristin Devlin took full advantage of.

So for Kristin Devlin – this was literally like taking candy from a baby – all the while repeatedly telling him he is like her son and she wants him to be happy.

Upon entering the dilapidated property – Kristin Devlin kept the double speak and manipulation going by stating opposing things like on one end “What a bargain!” and then repeatingly noting items in serious disrepair or not to code work done like an illegal bathroom where a closet should be and committed her client to fixing it!

Moreover she also told him that if he bought this dilapidated place that:

  • He would be not just rich – but a millionaire.
  • That this was the best his money could buy.

Yes – if you buy a dilapidated duplex in a neighborhood where a gang claims the entire street and many people have bars covering their windows as protection against burglars you will become a millionaire and that’s the best you could buy!

Mind you this was in the South Bay.

He could have just bought a place in Palos Verdes for the money he had at the time and called it a day.

You would think a realtor with 30 years experience in real estate in Southern California would know that.

But no, no, no – according to Kristin Devlin – who has been a realtor since 1987 – buying a dilapidated duplex in the worst part of the South Bay – that was the best money could buy!

How can this otherwise be some sort of sadistic trick to play on a vulnerable person?

Upon viewing clearly not to code work like a closet converted into an illegal bathroom – instead of being alarmed – Kristin Devlin exclaimed in a happy tone – “My client will fix all of this.  He will make it look nice!”  

She was putting in his mind that he will buy the place instead of protecting him from buying a money pit.

She pulled no permits and didn’t care to – all she wanted to do was sell the place to her client and be done with it.

In short – the place was a money pit.

It literally was the worst house in the worst neighborhood.

The property was a duplex located at 1647 W. 204th St. Torrance, CA 90502.

Located in the “bad part of Torrance” – otherwise known as Harbor Gateway – It was the worst house in the worst neighborhood and was dilapidated needing a new roof and the electrical was the original from 1944.

You read that right – 1944.

Not to mention the Vario 204 Gang claimed the street.

This is an extremely violent gang that claimed the very street the dilapidated property was on. In fact The LA Times ran a story on them in 2007.

Kristin Devlin literally did no work at all in assessing the neighborhood for her client.  She did not care at all to do any analysis at all to protect her client.

She told her client that if he bought this place that he would “be a millionaire” and that if he didn’t buy it – she would.

To list off all the things wrong with it, the report came back all red and included the following: 

Despite being a money pit – the man who unfortunately bought this place was able to put it back together – for more than $120,000.00.

Shortly after seeing the place – she told him there was a bidding war on the property and he needed to make a decision quickly – which included removing all contingencies for repairs on the dilapidated house.

In reality there was no bidding war.

How do we know this?

Well, because when the seller went to sell the place after he did a magnificent job renovating it with his own hard earned money – it was a difficult sell.

And he was confused – so he talked to Kristin Devlin about how it could go from a bidding war when it was dilapidated to being extremely difficult to sell when it was completely renovated.

Suddenly Kristin Devlin mentions the following:

  • The neighborhood
  • The part of Torrance it’s in.

As reasons why investors do not want to purchase the property.

She talked the place up conning her client then when it came time to sell the place and she had to do the homework she never did year earlier because she was too busy worried about selling the place instead of protecting her client’s best interest – she then “figures out” what the problem is.

Given that Kristin Devlin began real estate in 1987 – with nearly 30 years of experience – she knew exactly what she was doing.

In short – Kristin Devlin is a con artist.

It was at this point her client knew something was up – but just thought that there must have been some mistake.  

Unfortunately for him, more professionals would make mistakes as when he went to a lawyer, he decided to go after the seller instead of Kristin Devlin – since it was her job to protect her client – which she did not.

Because Kristin Devlin had her client remove all contingencies – she was the one at fault.

Sure the original sellers did not maintain the place – but it was Kristin Devlin who was not at all looking out for her client and instead filling his head with nonsense about how he would be a millionaire if he purchased it.

Instead – he began to lose money and just when he thought he had the place fixed up – the City of Los Angeles came in noting the non-permitted work that was done by the previous owner and ordered him to fix everything – which cost over $20,000.00

In what is known as Los Angeles’ Rent Escrow Account Program (REAP) – properties that are in disrepair or have unpermitted work falls under this category and the person has to pay fines to the City of Los Angeles until it is fixed.

In short – the nightmare just kept getting worse.

Though he would eventually get out of REAP and sell the property – it was not after much stress and financial heartache.

Though he did confront Kristin Devlin on why she would advise him to buy such a bad property and that she directed him to this sale that had a lot wrong with it – Krisin Devlin went back did the old – “I’m sorry you feel that way” coupled with that she views him like her son – again:

They would later talk on the phone in which Kristin Devlin put on her best emotional act to manipulate her vulnerable and naive buyer once again to believe that she only had good intentions when making the sale.

And it wasn’t until after he spoke to his accountant and later therapist about the situation that he realized Kristin Devlin had his traumatized and vulnerable mind wrapped around her finger and twisted lies that he confronted her in July of 2024 – calling her a scammer – at which case she blocked him and ran away in fear as evidenced by the below chat:

Which all was because he listened to a scam artist of a realtor with 30+ years of experience by the name of one Kristin Devlin.

Moral of the story is – there are lots of shady realtors out there.  It’s important to get take your time when making any serious life decision and know what the red flags are could save you from the misery of dealing with realtors like Kristin Devlin.
